One Park Place Developer Adds Investment

$2 million to upgrade Plaza garage adds to HOA bottom line

Though all interior construction was completed in early 2011, significant improvements will be made to the main indoor garage this year, as a final phase of the construction project.  This represents a major capital improvement to the property, at the Developer’s expense.  Through the end of the 2012, crews will be working to replace the surface membrane on the garage structure, along with adding insulation, concrete and drain enhancements.  This work comes with a twenty-year warranty to the HOA, along with a significant, positive impact on projected reserve spending needs.

During this time, the main entrance (from 31st Street) will be intermittently closed during construction hours. All homeowners and guests will use the entrance on Pennsylvania Street and ample guest parking will be available on the surface lot situated to the East of the building.

One Park Place Redefines Urban Sophistication, Offers Six Months Paid HOA Dues

Categories: Uncategorized No Comments »

Upon stepping foot in to One Park Place, it’s easy to see that this is more than just a building.  It’s a home, a gym, an ideal backdrop for entertaining, a refreshing reprieve in the heart of the city. Life inside affords penthouse-like views, spectacular amenities, biometric security and maintenance-free living all at price points that begin in the upper-$200,000s, making it easy to savor every moment spent at home.

And, through April 30th, the developer is offering prospective buyers who make an acceptable offer and close on their new home six months paid HOA dues.

According to Andrew Mall, who markets the building along with Mindy Hix and Ellen Vap, One Park Place welcomed more new residents in 2011 than any other luxury condo community in Kansas City.  New inventory of move-in-ready homes that defy cookie cutter floor plans, coupled with lower pricing, resulted in double-digit sales in both 2010 and 2011.

“The livability of the neighborhood, coupled with a blend of rich amenities present buyers with an opportunity to live in a building unlike any other in Kansas City,” said Mall.  “Buyers recognize the exceptional value of what is provided at One Park Place.”

For those who want to be close to entertainment and retail areas without living in the middle of the noise and congestion, One Park Place is the answer.  The sights and sounds of city living are just minutes away, yet the high quality of design and construction materials used make it an exceptionally quiet place to live.  From the Kauffman Center for the Performing Arts and Nelson-Atkins Museum to the Country Club Plaza and Crossroads Art District, an enticing mix of locally-owned boutiques, bistros and bars are within easy reach.

A sundrenched fifth floor condo listed at $270,000 presents two bedrooms, two bathrooms, 1,470 square feet and a south-facing view of the city.  On this floor and throughout the building, buyers will appreciate the abundance of natural light that fills every room and the beautiful views that can be seen from the main living area, master bedroom and guest rooms. Granite countertops and stainless steel appliances in the kitchen, including a gas range, along with a granite tile backsplash create a fully equipped workspace ideal for simple food preparation or more elaborate entertaining. Features of the master bathroom include a glass-enclosed shower and deep soaking tub, granite countertops, dual sinks and ample drawer space and under-sink storage.

A larger model home located on the sixteenth floor offers three bedrooms plus a study, two and a half bathrooms and 3,405 square feet. Listed at $850,000 and designed to be comfortable and family-friendly, this condo sets the stage for entertaining as its southwest facing views extend for miles.  Inside, buyers will appreciate the open space concept of the dining and living areas.  The high-function kitchen has been artfully designed to cater to the needs of even the most discriminating chef.  Its rich wood cabinetry, black granite countertops and stainless steel appliances create a fully equipped workspace ideal for simple food preparation or more elaborate entertaining.

The building’s amenities include a wine cellar with private lockers, an upscale demonstration kitchen and a party room.  The billiards room and lounge with plasma TV screens and a wet bar serve as a recreation room.

An indoor saltwater lap pool, steam rooms and state-of-the-art fitness center housing the latest in cardio and strength-training equipment is comparable to that of a private club.  A fitness studio, complete with hardwood floors and floor-to-ceiling mirrors for yoga, Pilates and other activities is also available. During the summer months, an outdoor heated swimming pool, whirlpool and barbecue area provide the perfect backdrop for entertaining.

Security is far more than a locked door and pass key card, which provides peace of mind for those seeking the convenience of a lock-and-leave lifestyle in the heart of the community.  One Park Place offers sophisticated biometric security and video surveillance, as well as an on-site professional reception/concierge service ready to provide assistance any time, night or day.

In addition to the benefits of FHA approval, a real estate property tax abatement that will reduce the amount of property taxes owed by approximately ninety percent in place until 2016 represents a substantial, bottom line benefit for homeowners, making their dollars stretch farther.

New Residents Appreciate Advantage of Lock and Leave Lifestyle at One Park Place

Panoramic Views and Maintenance-Provided, Stress-Free Living

Dominick and Shelley Armato moved from the suburbs to One Park Place just seven months ago, but have already come to enjoy their new home in the heart of Kansas City.  Their spacious 1,900 square foot two bedroom, two and one half bathroom home, which includes a cozy study, affords penthouse-like views of the skyline, spectacular amenities, biometric security and maintenance-free living.

For the Armatos, who own MySmartPlans, a third party manager of construction software, this new lifestyle at One Park Place is relaxed.

With its location in the center of everything, the couple’s commute to MySmartPlans headquarters is minimal, and condo living is providing a great improvement in their quality of life.  They now spend less time driving and more time living; enjoying more time at home together and the ability to quickly drive to some of the city’s best shopping and restaurants downtown, on the Country Club Plaza, in the Crossroads Art District and along the West side.

The Armatos first visited One Park Place when they decided to downsize from their large Parkville home.  “We didn’t look at many other properties and knew we didn’t want to deal with the traffic on the plaza,” said Dominick, about their search for an urban setting for their next home.  “The lifestyle, the view, the neighbors – it’s like living in a five-star resort every day.”

Among their requirements was a view with green space, which they have plenty of, thanks to the beautiful scenery provided by their 15th floor unit.

“I always tell people that we purchased acreage,” said Dominick, referring to the presence of 176 acres of green space of nearby Penn Valley Park.  “We have all of this green space in our back yard. From here we can see the city and experience art from the pop-up display in Memorial Park.  You can’t buy a condo downtown or on the Plaza that offers all of this.”

One Park Place had everything the Armatos were looking for:  an ideal blend of natural, scenic surroundings with sleek, luxurious accommodations and a concierge staff that is unmatched in the city.

“The staff is so accommodating,” said Shelley.  “The door man greets us upon our return home, sends our dry cleaning off and helps carry groceries to our kitchen – there’s peace of mind in knowing that every little detail is attended to and handled with care.”

According to Dominick, their location high above the city also allows them to enjoy the changing seasons, including this spring’s storms, without worrying about damage to their home.

“When you’re a home owner who travels as much as we do and there’s a storm, you’re always worried about the damage you’ll find when you return – will the roof be damaged?  Are we going to have to clean up after fallen trees?  Here, we can sit back and enjoy the storms rolling in because any maintenance issues will be taken care of for us.”

At One Park Place, residents are not only privy to a home tailored to meet their lifestyle, but are also able to enjoy million-dollar amenities.

The lobby level houses a billiard room, an extravagant temperature-controlled wine cellar with private lockers and a tasting room, a chic demonstration kitchen, wet bar and complementary entertaining area.  A beautifully decorated lounge, along with an elegant fireplace, enhances the sitting room and cigar parlor. All homeowners in the building have access to a multi-screen media lounge equipped with flat-screen televisions, an inviting bar area, demonstration kitchen and spacious party room. Year-round amenities include a virtual indoor driving range and a pet-grooming room.

The couple benefit from the convenience of an onsite, premier fitness area that includes a full weight room equipped with the latest cardiovascular machines.  An indoor saltwater pool, steam room, mirrored Pilates/Yoga studio and a massage room are also available on the lobby level.

“It’s so convenient to get on the elevator and in a matter of minutes have access to a state-of-the-art fitness center,” said Shelley.  “You don’t have to pack a gym bag or spend time driving to the gym.  It’s all right here.”

From inside their home, the Armatos are able to entertain clients, family and friends without having to step a foot outside the building.  The open floor plan of their kitchen, dining and living areas with floor-to-ceiling windows and rich wood flooring provides the perfect backdrop for intimate gatherings and larger entertaining.

Residents are able to enjoy the privacy and security that the building offers and when traveling, the Armatos enjoy this convenience.

“When we leave One Park Place, it’s very turn-key,” said Dominick.  “Knowing we’re going to come home to everything that is just the way we left it gives us peace of mind and makes traveling out of town a very care-free experience.”

One Park Place offers a distinctive advantage: a tax advantage. One Park Place has received a real estate property tax abatement that will reduce the amount of property taxes payable by approximately ninety percent, representing a substantial, bottom line benefit for its homeowners until 2016.

High rise serves as ‘home away from home’ for Pattie Petty

Categories: Uncategorized No Comments »

When Pattie Petty, wife of former NASCAR driver Kyle Petty, moved to Kansas City last fall to oversee the birth of Victory Junction Midwest, a camp for chronically-ill children, she was looking for the perfect place to call “home.”

A chance encounter with One Park Place owner Shelley Armato introduced Petty to the lifestyle afforded from inside the striking structure that stands atop the highest point in Kansas City. According to Petty, it was love at first sight.

Now, just weeks after settling in, she is enjoying her ‘home away from home.’  The two bedroom, two and a half bathroom condo includes a cozy study and nearly 3,000 square feet of luxury living space.  With views extending over both sides of the state line, Mrs. Petty has meticulously designed her home to truly reflect her personality and lifestyle.

Though not a professionally trained interior designer, one step into her eighth floor home and you’ll quickly realize she’s no novice.  Her living area is a modern retreat with sleek and stylish furniture in shades of gray and white.  Contemporary barstools from Interior Landscapes located in the Crossroads, provide additional seating for family and friends around the kitchen bar. Innovative light fixtures, spacious area rugs and dramatic works of art make each room truly unique.

From inside her home, light shines abundantly on the illumined surfaces of granite countertops and stainless steel appliances which, along with a granite tile backsplash, create a fully equipped workspace ideal for creating lunch for two or dinner for twelve. Double-compartment stainless steel sinks and energy-efficient stainless steel GE appliances including refrigerator, microwave oven, gas range and oven and dishwasher are standard. Walk-in closets are located in each bedroom and features of the en suite master bathroom include a large bathtub and shower, granite countertops, dual sinks and ample drawer space and under-sink storage.

“I love buying from furniture markets to make each of my homes a special space,” said Petty. “Once I visited One Park Place I knew this is where I wanted to be.  The floor-to-ceiling views of the city provide an ever-changing backdrop.  I watch [for] the city to go sleep and see it come to life in the morning.  I enjoyed adding my own personal flair to each room.”

Located just minutes away from the soon-to-be location of Victory Junction Midwest in Wyandotte County, the office headquarters of Victory Junction Midwest in downtown Kansas City, Missouri, the exclusive stores at the Country Club Plaza and countless restaurants, One Park Place is perfectly situated for those seeking the convenience of a lock-and-leave lifestyle in the heart of the community.  Its location affords short drives to various destinations and easy access to the airport, which is an added benefit for the couple, whose work takes them to various parts of the country each week.

“I miss my husband when he’s on the road.  His job on TV and my efforts here with Victory Junction Midwest keep us apart for weeks at a time. If I’m going to be spending time in the city, I want to end each day and wake up each morning in a place that feels like home,” said Petty.

Beyond its central location, Mrs. Petty is also able to enjoy million-dollar amenities.  The lobby level houses a billiard room, an extravagant wine cellar with private lockers for residents, along with a chic demonstration kitchen, wet bar and complementary entertaining area.  An onsite, premier fitness area that includes a full weight room equipped with the latest cardiovascular machines is found on the main lobby level near the indoor saltwater pool, steam rooms, mirrored Pilates/Yoga studio and massage room.

Residents are able to enjoy the privacy and security that the building offers and Petty notes this as a key benefit.

“When I’m at home, I feel safe – knowing that there’s 24/7 staff, biometric security and a very secure indoor parking garage,” said Petty.  “And when I’m traveling, I feel just as safe knowing that I’ll come home to everything that is just the way I left it.  Each time I leave, I do so with peace of mind.”

Another of Mrs. Petty’s favorites is the urban lifestyle afforded by One Park Place.  Softened by the presence of 176 acres of green space of nearby Penn Valley Park, homeowners enjoy the ideal blend of natural, scenic surroundings with sleek, luxurious urban accommodations.

One Park Place offers a distinctive advantage: a tax advantage. One Park Place has received a real estate property tax abatement that will reduce the amount of property taxes payable by approximately ninety percent, representing a substantial, bottom line benefit for its homeowners until 2016.  Additional savings is offered to every new owner in the form of a one-year home warranty.

Kyle and Pattie Petty founded the original Victory Junction just outside Randleman, North Carolina, in honor of their son, Adam. Since opening in 2004, more than 15,000 chronically-ill children and their families have attended this medically influenced camp free of charge. The overwhelming success and popularity prompted Kyle & Pattie to look for another location that would serve children and families throughout the Midwest, and Kansas City was an obvious choice also evident from the Petty’s ties with NASCAR and Sprint.

Plans for the brand-new camp, Victory Junction Midwest, call for a spring 2012 groundbreaking in Wyandotte County located near the Kansas Speedway.

“I’m just so happy to be in Kansas City to help carry on our vision to open a camp to serve our families in the Midwest,” said Petty. “We are thrilled with the response to our arrival in Kansas City. Being able to come home to One Park Place every night is just icing on the cake.”
